Variable refrigerant flow and other multi-zone systems have become common in commercial fit-outs, conversions, and buildings where running full ductwork wasn't practical. They're efficient and genuinely well suited to spaces with varied occupancy, but they behave differently from conventional systems and they fail differently too.

Why do the indoor units smell?
Usually because the coil and blower wheel need cleaning rather than just the filter. Moisture, dust, and biological growth accumulate on surfaces a filter rinse never touches. It's a common consequence of a system being handed over at fit-out with nobody assigned to service it properly, and it's fixable.
How often should VRF indoor units be serviced?

Manufacturers publish intervals for their equipment, and warranty terms sometimes depend on documented service, which is worth checking.
