A maintenance program's value is entirely in what it covers and how honestly it's scoped. A generic bronze-silver-gold structure tells you nothing about whether your specific rooftop units, backflow devices, or flush valves are getting the attention they need, and it usually prices someone else's building.

We build programs from an equipment inventory. That means walking the property, listing what's actually installed, establishing what each item genuinely needs and at what interval, and then pricing that. Sometimes the honest outcome is that a property doesn't need a program — a small tenancy with two rooftop units may be better served booking two visits a year and keeping the flexibility.

What a program buys you that ad-hoc service doesn't: scheduled attention so failures are found before the season, documented condition reports that make capital planning possible rather than reactive, compliance items tracked against their due dates rather than remembered, and priority in the weeks when everyone in Midtown is calling at once.

What drives the number

We quote after diagnosis, not before. These are the factors that move the number most on this service:

Scope & compliance

A maintenance program covers the mechanical work we agree to perform. It does not by itself satisfy any regulatory obligation. Compliance items such as backflow testing and gas piping inspection have requirements set by city and state agencies, and we'll track due dates within our scope while being explicit that the filing obligation remains with building ownership or management.

Frequently asked

Why don't you publish tiers and prices?

Because a tier prices someone else's building. Two properties with the same square footage can have completely different equipment, condition, and access requirements. We'd rather walk the property, inventory what's there, and quote that — and tell you honestly if a program isn't worth it for your situation.

Is a program actually worth it for a small property?

Sometimes not, and we'll say so. A single tenancy with two rooftop units and a couple of restrooms is often better served booking seasonal visits and keeping the flexibility. Programs earn their value on properties with more equipment, compliance items to track, or where reactive downtime is genuinely costly.

Does a program cover repairs?

Not by default. Programs cover scheduled maintenance and inspection; corrective repairs identified during visits are quoted separately. We can agree labour rates in advance so there's no negotiation mid-fault, but a program that claims to include all repairs is either priced for the worst case or has exclusions you'll discover later.

What do we actually receive?

Scheduled visits per the agreed scope, and a written condition report for each item covering what was serviced, what was found, and what will need attention and roughly when. That last part is what makes capital planning possible instead of reactive, and it's the part most building managers tell us they were missing.

Can you take over an existing contract mid-term?

We can quote to take over when your current agreement allows it. We'd start with the property walk regardless, because inheriting someone else's scope document without verifying what's installed is how gaps get carried forward invisibly.
